Pourtant, lorsque des visiteurs nous laisse des commentaires en nous donnant un avis contraire ou trouve nos propos peu clair, nous pennons le temps d’étayer. Tu peux allez voir le commentaire sur les maisons Cimaco à l’article « tri parmi les constructeurs ». En plus, dans sa réponse mon mari t’a dit pourquoi il trouvé les maisons Ossabois mal isolé. J’ai vu sur ton blog que tu construis à Anse. Nous avons habité Villefranche, alors je peux te dire sans problème et avec certitude que tu n’a pas du tout besoin de la même isolation que nous. Oui Villefranche et Anse sont dans une cuvette, oui c’est humide, oui c’est brumeux mais en aucun cas tu as les mêmes hivers que nous. Pour info, si tu n’a pas vu, nous construisons au pied du Jura à 600 mètres d’altitude avec le Léman à quelques kilomètres.<br /><br /><br /><br />De plus, tu dis que ça fait 25 ans qu’Ossabois exerce. Ce qui me choque maintenant, c’est qu’en 25 ans ils n’ont rien trouvé de mieux que de la laine de roche ? Les raisons qui font que nous n’avons pas voulu les suivre sont les suivantes :<br /><br /><br /><br />- ils sont beaucoup plus cher qu’un constructeur normal sous prétexte que leur maison est saine car elle est en bois, bien isolée alors qu’ils utilisent de la laine de roche comme un constructeur normal, certes 4 cm de plus (mais ça change pas grand-chose à l’arrivée). En plus faut savoir que la laine de roche remplace la laine de verre qui est interdite dans quasiment tous les pays européen. Mais à part le nom, les performances énergétiques sont les mêmes. Et en France aujourd’hui tout le monde te dit que la laine de verre c’est nul, que ça s’affaisse avec le temps….<br /><br />- Le commercial d’Ossabois 74 ne connaît même pas le puit canadien, et nous a répondu qu’il ne proposait pas de ouate de cellulose ou laine de bois car pour lui ça sert à rien. Si le client insiste il peut en faire mais c’est beaucoup plus cher alors il le déconseille. Excuse moi, mais les temps de déphase et la conductivité thermique de ces matériaux sont nettement au dessus. Alors pour 25 ans d’expérience répondre ça…<br /><br /><br /><br />Pour info, sur le site http://www.ideesmaison.com/Calculettes/Performances-thermiques-des-murs.html tu as une calculette qui te permet de voir le confort que tu as au cours des saisons avec ton isolation. Avec les info que nous a donné le commercial d’Ossabois, nous aurions un confort de 20 l’hiver (reste à voir car ne tient pas compte de la situation géographique), de 14 au demi saison et que de 12 l’été (note sur 20). Tu trouves ça bien pour une maison qui te coute 30% de plus et qui n’est en plus pas écologique à cause de la laine de roche ? Pas nous. Avec notre choix de construction (qui rentre dans notre budget) nous aurons un confort de 20 l’hiver, 17 en demi saison et 17 en été. Comme je l’ai dit comme ça ne tiens pas compte de la situation géographique, on aura peut être pas ça mais c’est déjà mieux qu’Ossabois et pour moins cher. En plus, la brique et la laine de bois sont des matériaux sains alors notre maison ne sera peut être pas aussi saine qu’une maison bois écologique mais elle sera pas mal quand même. <br /><br /><br /><br />Notre deuxième reproche pour Ossabois c’est que tu m’as dit que ça fait 25 ans qu’ils sont sur le marché et nous ils nous ont proposé une maison pas écologique dépassant notre budget de 30%. Les maisons Cimaco par exemple, sont toutes nouvelles et eux ils te proposent les mêmes maisons qu’Ossabois mais moins chère qu’un constructeur classique. Avec notre budget, chez Cimaco on pouvait avoir de la laine de bois, un puit canadien et un récupérateur d’eau de pluie. Pourquoi un tout neuf sur le marché propose ça à un si bon tarif et quelqu’un qui est là depuis 25 ans non ? />Lorsque j’ai informé le commercial des maisons CIMACO que notre banque refusait le prêt si nous travaillons avec eux car ils ne voulaient pas partir sur un projet où 95% des frais étaient engagés à la mise hors d’air hors d’eau ( <a href="http://www.cimaco.fr/images/catmaisons.pdf">http://www.cimaco.fr/images/catmaisons.pdf</a> page 48/49), la réponse du responsable fut immédiate. Dans son mail, que je vous ai fait parvenir, celui-ci me dit qu’il est juridiquement légal et qu’il s’applique au type de construction bois. Hors sur le site de l’ADIL ( <a href="http://www.anil.org/guide/Accession/ccmi.htm#B ">http://www.anil.org/guide/Accession/ccmi.htm#B </a>), site officiel, ils parlent de contrat constructeur et ne différencient pas les constructeurs traditionnels des constructeurs bois. De plus, ils précisent bien que vous devez verser 25 % à l'achèvement des fondations, alors que CIMACO demande déjà 30 % au dépôt de permis, et 95 % à l'achèvement des travaux d'équipements, de plomberie, de menuiserie, et de chauffage alors qu’une fois de plus CIMACO demande 95% à la mise hors d'air et hors d'eau. Je ne vois donc pas en quoi c’est juridiquement légal. Le responsable ne m’a pas parlé comme vous de 95% de la partie bois puisqu’il m’a répondu je le site : « Nous n'avons qu'un écart de 10 % par rapport au calendrier courant avant le second œuvre. Où est le risque ? ». C’est en fait un écart de 20% puisqu’à ce stade les constructeurs traditionnels demandent 75%. Ce qui me choque c’est qu’ils vous disent : « La société CIMACO se charge de contacter les artisans, de leur faire établir des devis, et de les transmettre au client. D'où les conditions de paiement à 95 % au hors d'eau/ hors d'air mais simplement pour la partie construction bois. ». S’ils sont juste maître d’œuvre, pourquoi à la mise hors d’air hors d’eau vous ne payé pas 100% de la partie bois ? Nous passons par un architecte qui va jouer le rôle de maître d’œuvre. A la fin de chaque poste, l’architecte va vérifier le travail réalisé et nous demander l’intégralité de la facture de ce poste. S’ils sont maître d’œuvre, faîte vous bien expliquer alors pourquoi ils demandent 30 % à 'obtention du permis de construire ?<br /><br /><br /><br />J’espère effectivement que vous avez bien compris et que vous n’aurez aucun problème. C’est l’architecte qui nous avait poussés à faire ce choix. Il avait avancé plusieurs arguments comme notre budget, mais aussi que comme notre maison sera bien isolée l’amortissement d’une aérothermie sera beaucoup plus long et du coup, même avec le prix du gaz de ville actuel, pour le moment c’était le système de chauffage le plus avantageux. Il est vrai que dans les forums que j’ai parcourus les gens sont unanimes : « une bonne isolation est le meilleur moyen de faire des économies de chauffage ».
